Indian Lake in PA

Brian Teyssier with RE/MAX Advanced, REALTORS in Pittsburgh recently listed his 4th lake front property on Indian Lake.  Established in 1966 the lake is located in Stoystown/Central City, PA,  1.5 miles  from the Flight 93 Memorial in Somerset County.  Indian Lake is a 2000 acre community with a 750 acre man made private lake (no public water access or beach) that is picturesque all year round, though it is primarily a 2nd home market.  Teyssier says, “I have met many sellers there & they all rave about the peacefulness that other lakes are without.”  Waterskiing, wakeboarding, fishing, jet skiing, swimming, sunning are some of the on water activities.  A horsepower restriction keeps the place in check.  There are two golf courses, a marina & a resort lodge.  Location is just off route 30, 20 minutes from Somerset, exit 110 on PA turnpike.  “With the speed limit currently 70 mph, it takes me around 90 minutes to get to IL from downtown Pittsburgh, closer than any other substantial lake,” says Teyssier.  IL is 30 minutes from Johnstown & Ligonier, 45 from Breezewood, two hours from Harrisburg & 3 from DC & the Baltimore areas.

“How’s the market?” Teyssier says he gets asked all of the time by potential buyers & his local colleagues back in Pittsburgh.  “Well for buyers, it is incredible!” he replies.  Indian Lake has a combination of challenges for its sellers: 1. No marketing to get in front of the masses, 2. Homes are severely overpriced, many of them selling up to $100k below the most recent list price (was listed EVEN HIGHER for years), 3. Since they were mostly all built 40-50 years ago, that is unfortunately the last time many were updated.  “It is one of the few sellers markets left around our area,” says Teyssier.   “I recently took on the challenge of getting homes sold by opening up the Pittsburghmarket to Indian Lake, by listing it on our MLS as well as the Johnstown MLS, putting on & my local media.”  That is the solution to challenge #1.  He is fighting the good fight of getting sellers to list at much lower amounts than they think their lake house is worth which is the solution to #2.
